Old Style Tiles
It's amazing how much of a different some simple modifications can make to your property. In this case this property in Cremorne had a resonable shower, vanity and toilet but the dated floor tiles were really bringing the property down.
Solution, replace the existing tiles with something clean, fresh and modern.
Made a huge difference to the look and feel of the entire bathroom.

New, Modern, Fresh and Clean
Presenting a nice new, clean and modern bathroom. A lot more inviting than the 60's/70's style tiles that were originally in there.
A simple update but a very effictive one.
We replaced the tiles and added 2 new waste's in the middle of bathroom and shower recess. Majic!
Changes like this will make a huge difference to the appeal of the property to prospective buyers/renters of this property.

This apartment with a view in cremorne was beautiful.
It was about to go on the sales market and compete with about 50 other 2 bedroom, apartments in the Cremorne area at the time.
Nothing exceptional here (it did have a nice view) and strangely an "L" shaped lounge/dining room.
After
How to add over $110,000 to the sale price?
This "L" shaped lounge/dining room was modified by adding a new wall (pictured being build on the left) and a sliding door that went into the Gyprock.
The end result? For a small modification cost, it changed the whole dynamic. The owner went to market with a very rare "3 Bedroom" Apartment in Cremorne and added another $110, 000 to the final selling price.
What a great outcome for the invester :)

Decking existed but it was boiling hot in the sun, soaking wet in the rain
The idea of an outdoor entertaining area was great. A small outdoor umbrella was included for guests to huddle under out of the elements but quite often the cook would have to do his work at the BBQ in the rain.
It was a great idea but limited in use, it had to be nice weather but not too nice or everone would be sweating.
After
A Pergola was added to extend the usable space for all seasons
The perfect solution to extend the outdoor space and make it usable all year round was to install a pergola. The new pergola would provide shelter from the elements as well as include LED lighting for at night, a fan to help with those hot summer days and a powerpoint for the bug zapper and Christmas lighting.
It created a perfect outdoor space for entertaining, dry BBQ's in all weather, night time summer cocktail parties and made the space usable in all weather, in all seasons with a dry BBQ host!

This tired old kitchen had seen better days
What can I say about this poor old 2 bedroom house. The carpet was old, worn and dirty. The kitchen had an old style lino floor. The kitchen cupboards were literally held closed with some blue material tape (look closely), the baby blue tiles at the back had the hot and cold taps coming out of the wall. Yikes!

A new lease of life on an older house. Bright and fresh again.
We removed the old kitchen cupboards and took them to the tip along with the old broken commercial oven. We filled in all the gaps behind the cupboards and installed new floorboards wall to wall.
We started installing the new cupboards with a new mixer and double sink, installed a modern dishwasher, oven/stovetop but actually kept the stainless steel rangehood as it was in good condition. Just needed a good clean.
Retiled the splashbacks in white and painted all the walls. Much nicer now :)

Pokey Wardrobe and Hanging Blinds
This room had good natural light, but being that a main road was directly outside this window, not a huge amount of privacy for a bedroom undressing in front of the street.
Also the portable wardrobe here was very limited in storage space and the room got very hot in summer.

Full Length Mirrored Wardrobe, Air Conditioning and Plantation Shutters
A full length mirrored wardrobe was installed providing a massive amount of clothing storage spaves, racks, shelves and more.
Timber Plantation Shutters were installed. These can be angles downwards letting in the light but providing privacy as needed. You can also open the windows behind and tilt the shuters to control the amount of breeze and fresh air without them banging in the wind like the old blinds used to do.
We also installed an economical reverse cycle air conditioner to make sure it was toasty warm in winter, be flowing with fresh cool air in the summer.

Dirty, Empty but Messy and Tired
Enternal Shutters blocked the light, any that made it to the window had to get past the old curtains and any that made it inside got eaten up by the yellow walls, even empty this apartment had no life.
After
Fresh, Modern and Clean
The hole in the front entrance door (dog door) was sealed, the kitchen doors and cupboards were freshly painted, the walls windows sills and roof were all painted. The curtains replaced by roller blinds, powerpoints replaced and LED downlights installed. Essential furnature purchased and rented out as partly furnished.

Total Mess, Damaged Tiles with a peeling layer over the top
The bathroom looked a real mess. The blue tiles on the floor were cracked and damaged in several places. A gritty paint/mud mix had been painted directly onto the tiles and it was wearing off after only a couple of years. It made the property look bad.
After
Fresh, Modern replacement floor
We used diamond blades to grind and prep the surface and prepare substrate, patched and filled floor holes with epoxy fillers and then applied several layers of epoxy resin to the floor including antislip media. The outcome, it modernised the bathroom again and improved the quality of the whole apartment.

Another Old Tired Bathroom in Greenwich
The vanity on the left was a bit tired. The mirror over the vanity was scratched and marked and the owner wanted to modernise it a bit in a hurry as they didn't want it sitting there empty for too long loosing money every week.
They wanted a dark feature wall, a wall hung vanity and matching tiles for the floor and inside the shower recess.

A fresh modern bathroom with a new feature wall at the back
To save tiime and money we left the existing bathtub there, left the shower recess and replaced the shower head, upgraded the tap fittings, installed a new vanity and replaced the flat mirror with a 3 door shaving cabinet.
To save needing to do a major rennovation, pull up all the tiles, apply a new waterproofing membrane and build it all back again, we tiled over the top of the existing tiles and did floor to ceiling tiles on everything. Saved them a packet too!
